A few things worth knowing before you get too far into your search

Browsing listings online is easy. Knowing which ones are actually worth your time takes local knowledge. Here are a few things I tell every buyer early in the process.

Days on market tells a story

A home sitting 60-plus days in this market is signaling something. The price may be off, there may be a condition issue, or both. Do not assume it is a hidden deal. Ask why it has not sold.

Automated estimates are often off locally

Online valuations do not account for neighborhood-level nuances, recent local sale patterns, or actual condition. A home at the Zillow estimate could be overpriced or underpriced. You need local data to know which.

Photos show you what a seller wants you to see

Good photography cannot hide deferred maintenance, drainage problems, or foundation issues. See the property in person before you get attached, and plan on a thorough inspection when the time comes.

Location within a city matters, not just the city name

Two homes both listed as "Muskegon" can be in very different market positions. School district boundaries, proximity to water, neighborhood character, and walkability all affect value in meaningful ways.

Waterfront pricing is specific to the water type

Lake Michigan frontage, Muskegon Lake, and inland lakes each have their own value drivers. Frontage footage, view, access rights, and seawall condition all factor in. Comparing across water types does not give you useful information.

For the most accurate waterfront results, it is worth reaching out directly. Filters do not capture things like access rights, frontage footage, and seawall condition, and those details matter a lot with waterfront.

The real measure is what comparable homes in the same area, similar size, and similar condition have actually sold for recently. Online estimates are unreliable for local nuances in West Michigan.
