Home base for my practice. Muskegon County has miles of Lake Michigan shoreline, revitalizing downtowns, state parks, and a growing arts and dining scene. It offers some of the most accessible entry-level and lakefront pricing in the region, with real long-term potential.
Ottawa County runs along Lake Michigan and includes some of West Michigan's most sought-after communities. Holland and Grand Haven anchor a county known for top-rated schools, consistent appreciation, and strong family appeal. It moves faster and prices higher than most of the region.
Kent County is home to Grand Rapids, with strong job growth, a thriving arts scene, good healthcare, and a range of suburban and rural communities surrounding the city. It has the highest inventory volume in the region and options at many price points.
Allegan County mixes small-town character, agricultural land, and Lake Michigan shoreline. Saugatuck and Douglas bring year-round visitors. The county offers more affordability than Ottawa while still giving you reasonable access to both Grand Rapids and Holland.
Quiet communities along the Muskegon River with strong outdoor recreation. Fremont and White Cloud offer very affordable living with a genuine sense of community. More Grand Rapids commuters are discovering this county, and appreciation has reflected that growing demand.
Michigan's fruit belt meets the Lake Michigan shore. Hart and Pentwater attract vacation buyers each season. Oceana County has some of the most accessible near-lake and lakefront pricing in the entire region, which makes it worth a closer look.

Browsing listings online is easy. Knowing which ones are actually worth your time takes local knowledge. Here are a few things I tell every buyer early in the process.
A home sitting 60-plus days in this market is signaling something. The price may be off, there may be a condition issue, or both. Do not assume it is a hidden deal. Ask why it has not sold.
Online valuations do not account for neighborhood-level nuances, recent local sale patterns, or actual condition. A home at the Zillow estimate could be overpriced or underpriced. You need local data to know which.
Good photography cannot hide deferred maintenance, drainage problems, or foundation issues. See the property in person before you get attached, and plan on a thorough inspection when the time comes.
Two homes both listed as "Muskegon" can be in very different market positions. School district boundaries, proximity to water, neighborhood character, and walkability all affect value in meaningful ways.
Lake Michigan frontage, Muskegon Lake, and inland lakes each have their own value drivers. Frontage footage, view, access rights, and seawall condition all factor in. Comparing across water types does not give you useful information.
