Zillow and Redfin give you a starting point. A real number requires a walk-through and an honest conversation about what buyers in your market are actually doing.
Some things yes, most things no. The wrong updates can cost real money without moving your price at all. The right ones, usually small, visible, and inexpensive, can shift offers meaningfully. Before you spend anything, let's walk through together so you're not putting money into things buyers won't pay more for.
It depends on price point, condition, and how the home is positioned at launch. Homes that are well-priced in West Michigan typically see strong activity in the first one to two weeks. If we're past that window with limited showings or no offers, the market is telling us something, and we'll have a direct conversation about what to consider next.
